Nothing like a spot of hog tying
nobody tethers me, just a lurgy and repairs after a burst central heating pipe 
and an (unwanted) indoor water feature 
de-humidifier is taking care of that, and I’m back in front
of t` leaking radiator , keeping warm 
burst pipe with boiling hot water and steam from floor to ceiling,big bang boom .

I was only taking the water out of you ,…not your boiler .
We had a similar mishap a couple of weeks` ago , (11.30 p.m. at night ) , so I know what a mess flowing water can do.
So, maybe… you are the last…to have a water boiler burst ,…but not the last to post on here. 
Not the boiler Roy, but a pipe below the floor, could have been worse. First in 37 years of living in this place, so mustn’t grumble. Back in front again.
